We understand that building a home is one of the biggest decisions and largest investments you will make. Our desire is to make the journey of planning and building your home a smooth, exciting, and fun experience that gives you peace of mind in the decisions you are making.
During our initial discussion, we determine these key factors:
1) Build location*
2) Size/style of home
3) Your budget
*We have multiple lots available in Mockingbird Estates that are build-ready. If you own land or have chosen a lot in another neighborhood, one of the first steps is to evaluate the property to determine the factors involved in completing the home site.
GRASPING YOUR VISION
We listen to your dreams and ideas and look at pictures of plans and features you’ve collected as well as answer questions you may have. We listen because we take very seriously your trust in us to build your dream home. It is your home and your dream . . . your ideas matter. In fact, that is what drives us every step of the way.
Additionally, we share photos of homes we’ve built in a similar style and budget as well as possible feature and design ideas to incorporate into your home. Combining your vision and our experience will spur ideas that will drive the dream design to reality.
DESIGN
Moving forward to design, we gather more details and advise you on how your choices and design elements impact the building costs. We design and draft the plans we build. We can create a floor plan from your wish list or you can choose to modify one of our existing plans. However, if you come to us with a full set of architectural plans, we can move forward with what you have. It is at this stage a design/cost projection fee is collected, which is based upon the desired square footage. We work tirelessly with you to get every detail right so a lot of idea exchange takes place. Depending on the starting point and how many adjustments are made along the way, this process can take up to 3 months.
During this phase, you can be securing your financing as needed.
Upon plan completion, a detailed cost of your home will be determined.
We will nail down as many selections and details as possible to assist us in that process, all the while guiding your choices to ensure they flow beautifully together and fit within your budget.
Many of the costs are firm, but some numbers are allowances for things you will choose. Allowances can increase or decrease the cost of construction and are under your control (cabinetry, counter tops, appliances, flooring, fixtures, hardware etc.). Some costs are not under your control, but because of our experience, an accurate number can be factored into the house cost. Be assured, it is our policy that once the contract has been accepted, only change orders you initiate can affect the final cost to you.
When the design and budget fit, we move forward with contracting to build.
CONSTRUCTION BEGINS
While we are very accurate with our move-in date projection, construction is affected by many factors so the day-to-day schedule is never exact. However, we know you are excited to see progress and know what’s happening so we will provide general schedules throughout construction. Along the way, we will continue to work with you on any remaining selections and designs. You are always welcome to visit the job site to follow developments firsthand.
When construction is complete, we do a thorough inspection to take care of final details and address any touchups. It is our goal that once we turn over the keys, there is nothing left to do but for you to move in and begin enjoying your home.
