Frequently Asked Questions
What is your price per square foot?
The answer to this question takes many factors into consideration in order to be accurate. We are custom builders who never build the same house twice. This number is determined by so many custom choices customers make specific to their home. Factors that will impact this number include specific lot excavation requirements, landscaping, one-story versus two-story, and the style of finishes you prefer.
It would not be fair to you to quote a firm cost per square foot before detailing out your specific project. We do not like surprises and expect neither do you. When your plans are completed we will provide you with a highly detailed and accurate project budget, which is the sum of the cost of materials and labors, plus a set builder’s fee.
Where do you build?
We have build-ready lots available in Mockingbird Estates in Blanchard. (click here) However, we have built homes throughout the greater metro area and across the state. We will be happy to discuss any location option with you.
How long does it take to build?
The design and pricing stage typically takes about three months. The time between excavation and move-in day is around eight months depending on the complexity of the project and any extreme weather delays.
What standard features do you include in your homes?
We may define standard features differently. Click here to see a list of how we standardly build certain aspects and items we standardly include. In other words, unless you tell us differently, this list is how we would build it. We will certainly include features you like as long as your budget can accommodate them. We will work with you to find the perfect combination of finishes and features that will express your style while maintaining your budget.
What if I want to make changes?
You can make changes any time as long as we have not started that phase of construction - that is what custom home building is all about! We understand that ideas evolve during the process and you may change your mind about a few things during construction. You may find something you like better or a feature you had not thought of before. We will discuss any changes to the budget these adjustments will create so you can make an informed decision.
Do you provide a warranty?
Yes, a 10-year home warranty backed by an A+ rated insurance company. Our warranty covers the correction of defects in the construction and/or the materials we provide during the construction of the home for all phases that were completed or subcontracted by our company.
During the first year or so, the moisture level within the new home’s materials needs to adjust to the relative humidity of the changing seasons. Through this period, the new home will experience some minor material shrinkage and swelling which are unavoidable and considered normal. We will schedule follow-up(s) to address any visible signs that need attention.
Our warranty does not cover manufactured items such as appliances, fixtures, equipment or any other items covered by a manufacturer’s warranty. Our warranty does not cover weather related damages, natural wear-out, homeowner wear-and-tear, or defects that arise from lack of maintenance.
